The Garden Villas sell off the plan

The latest residential development in Rockhampton starts construction this month with almost half the villas on the plan already sold.
Pat O’Driscoll Real Estate project marketer Leanne Fenech said the project, The Garden Villas, was by local developer Kele Property Group, who had engaged local engineer Adam Doherty, from Dileigh Consulting Engineers Pty Ltd, local draftsperson Rebecca Doak.
“We are very proud to have six villas already gone prior to construction,” Ms Fenech said.
“There are only eight villas left,” she said.
The $5.2 million development has two and three-bedroom villas, designed to be atheistically similar to other residential properties in The Range.
The two-bedroom villas start at $349,000 and the three-bedroom villas at $390,000.
“It’s a rather quiet market but to have six gone before construction shows that what we have designed is what people want,” Ms Fenech said.
The design was chosen following the success of Savon Villas, which also had “The Rangey” look, as Ms Fenech described it.
“We’ve gone for ‘The Rangey’ look because that is where it is located,” she said.
Ms Fenech said features in The Garden Villas design that reflected The Range including arches in the roof and landscaping.
The development, on Ann St, near the Botanical Gardens, includes extensive landscaping to reflect the nearby local attraction.
“It’s gated. Gated has become really really popular,” Ms Fenech said.
“People want to have that security, and there’s nothing like it on the south side,” she said.
She said buyers were in their 50s and up, while Savon Villas also sold two villas to first-home buyers.
Kele Property Group’s John Kele said it was best to aim at a target market when you were dealing with a challenging market.
“Our target market is the senior market, people downsizing from homes,” Mr Kele said.
Ms Fenech said one of the benefits of buying off the plan was buyers could vary the design, such as by changing cabinet colours or types.
